Pencil Factory Flats and Shops is an urban brownfield redevelopment, transit oriented mixed-use community with 188 apartment units and 30,000 sq. ft. of retail space. Conveniently located to public transportation and downtown amenities, parking is provided within two separate pre cast structures hidden from streetscape and provides for 466 total spaces. The project maximizes use of skyline views, sunlight, and community connectivity with 63% of the units having direct street frontage. The Pencil Factory is split into two structures with ground level retail space spanning the full city block. The building exterior integrates color and texture into a cohesive and lyrical massing, creating a sense of place and a pedestrian friendly street presence while maintaining the character of the historical warehouse and industrial zone.

This brownfield redevelopment site had one abandoned brick building of note that was deemed structurally unfeasible for renovation. There are two outdoor courtyards, pool and a fitness center. Among other innovations, the project incorporates the existing pole structures, is Energy Star compliant, and has a water efficient landscape with artificial turf on the elevated courtyard that reduced turf grass and reintroduced indigenous plants throughout the landscaped areas. The white flat roof areas reduce the heat island effect with low emissive ratings.

Within the living units, oversized windows flood the rooms with daylight, natural ventilation and unobstructed views of downtown Atlanta. Each of the 16 loft units has exciting two story open plans with sloping ceilings. All units have granite countertops and a mix of units have exposed concrete, hardwood or carpeted flooring. Additional sound insulation was provided to the units adjacent to the Marta line. There has been a huge market acceptance with over 60% of the project leased in 3 months.
